Asset Management
Buildings are thought of as permanent and static, but as the trends of the market change over time, a real estate asset needs to change along with them. As asset managers, we are constantly striving to elevate the value of a property over the long term. That means that we study the market, get into the minds of tenants and occupiers, and try to predict where the ball is heading so that a property responds accordingly.
A property is a living and breathing thing. It requires exercise and maintenance, and it wants to look good. We manage assets as owners. We understand the importance of forever maximizing return on investment and increasing property value because it is our investment and our property at stake along with that of our investors and partners. We add value to the process because we know our markets, we know our tenants, and we know our investors. And, we know what levers to pull to keep the machine of the asset thriving.
As asset managers, we are custodian of the property as an investment. We perform the functions of: procuring and directing third party management companies, leasing companies, and sales companies; developing leasing strategies; defining market-drive goals, asset performance targets and operational metrics; identifying and pursuing areas of additional revenue streams; optimizing operating costs through targeted investments and competitive bidding; keeping informed of current debt products and implementing refinancing strategies; identifying marketing channels and appropriate messaging; preparing financial projections, and monitoring financial performance against the business plan.
We constantly strive to elevate the value of a property over the long term.
We know what levers to pull to keep the machine of the asset ever thriving.
The value of an asset has only just begun at stabilization. We formulate and execute the general strategy for the asset as it evolves over time.
